Living Room--start your vacation off right by heading inside to the cozy, open living space just off the front door for a little nap on the comfy futon. Should you feel too excited to rest, sit up with your loved ones to go over planned in-town activities or turn on the flatscreen TV and watch Netflix to enjoy a good laugh together. As evening approaches, relax in the rocking chairs or enjoy the wood burning fireplace. With some charming picture frames, decor, & a coffee table you’ll feel right at home in no time.

Kitchen--With an open concept in the main area, this cabin makes it easy to stay connected while grabbing a few drinks from the fridge or preparing a homemade meal on the stove. Equipped with limited pots and pans, dishware, coffee mugs, silverware, and more, this kitchen is a great space to start the day. Brew a rich pot of joe with the coffeemaker or whip up a hot breakfast within minutes. When lunchtime rolls around, heat restaurant leftovers in the handy microwave or order a fresh hot pizza for delivery — who says pizza’s just for dinner?

Speaking of which, dinner is a great time to let everyone offer a helping hand in the kitchen — play dance music from the living room TV to really get the party started! Rinse local veggies in the sink, chop a tender beef cut (consider pausing the dance party for this step), toss them in the frying pan, add seasoning to your heart’s content, prepare a few sides, and a delicious dinner will be ready before you know it. Plus, you can clean up as you go with the provided dishwasher and keep things cool with the ceiling fan overhead.

Dining Area--Grooving to the beat really works up an appetite, which means a close dining area will surely be appreciated. Serve meals with ease as the dining table for 2 is mere steps from the kitchen center.

Bedroom--Before heading to the bedroom for the night, treat yourself to a hot relaxing shower. When relaxation sets in, slip into the soft sheets of the king-size bed for a cuddle with your spouse. In the morning, wake up to woodsy views through the windows, grab your favorite outfit from the closet, and get ready for a fun-filled day in the Smokies!

Outdoor Spaces--After an exciting trip to town, head back to the cabin along flat, paved roads and park at the flat, gravel parking area. Get a barbecue started with the charcoal grill. Later, relax on the front porch to enjoy the sounds of nature and tree-studded views.

While remaining at Pine Haven for your entire stay is certainly an option — and an easy choice at that — Pigeon Forge & Gatlinburg has lots to offer, including entertaining attractions and outdoor activities galore, so get out there and explore!

Driving to Cades Cove while enjoying the beautiful scenery and hoping you will catch an encounter with wildlife.

It is not uncommon to encounter wildlife animals, such as bears while staying in cabins in the Smoky Mountains.

PLEASE READ & UNDERSTAND BEFORE RESERVATION.

Housekeeping must be able to enter by 10:00 AM. Housekeeping has a 6 hour cleaning period to get the cabin ready for the next guest (the staff often has more than one cabin to clean during this period). Due to this tight time frame for cleaning, please do not arrive early to check in or leave after check out time.

PLEASE DO NOT SET THERMOSTATS BELOW 72 DEGREES, IT WILL FREEZE UP THE UNIT! THANK YOU

Cabin Set Up:
When you arrive, the cabin should be clean and set up with linens and supplies itemized below. If the cabin has not been cleaned when you arrive or if there are any cleaning issues, please call immediately. We will do our best to correct any problems, but we must be made aware of the problem when you arrive. Any damage noticed upon arrival should also be reported. If damage is not reported, your credit card may be charged for the cost of the repair. In order to not have your card charged, the following must occur:
• No damage is done to the property, cabin, or contents including linens;
• No items are missing or damaged upon inventory check;
• Dishes are put in the dishwasher (if available) and the dishwasher is started;
• Cabin is not left excessively dirty and all trash is put in the outside garbage can;
• No evidence of smoking or pets inside the cabin;
• Adhere to check in/check out policy times
• No damage to the hot tub or hot tub cover

Check Out Procedure:
The bed may be left unmade with sheets and pillowcases left on. Used towels/washcloths should be placed in the bathroom bathtub. All trash should be put in the outside garbage can. Before leaving, set the thermostat to 72 degrees in cooler months and 75 degrees in warmer months. Close all windows. Make sure the door is locked before you leave.

SUPPLIED ITEMS:
Linens are provided, comforters/blankets, pillows, bath towels, wash cloths, hand towels, dish towels, dish cloths, laundry detergent, dish detergent, automatic
Dish washer detergent, bath soap, 1 roll paper towels, 1 roll toilet paper per bathroom, and trash can liners. You may need to replenish these start-up supplies during your stay at your cost.
Also note; that the cabin is not stocked with spices or any type of cooking oil, butter, etc. But there may be some from previous guests who leave them for next guest to use.

SEVERE WEATHER/POWER/WATER:
We do not refund rents or deposits due to cancelled or shortened stays because of weather, including snow/ice loss of POWER & WATER (well system). Departures, cancelled stays, or late arrivals due to inclement weather do not warrant refund of rent or deposit. We highly recommend getting travel insurance for your trip- it is up to the guest to purchase this coverage.

SMOKING POLICY:
Absolutely no smoking is permitted inside the cabin- NO EXCEPTIONS. If you smoke on the deck, please do not throw your butts on the ground. Make sure the butt is out and place butts in the outside sand filled pail or trash can before departure. If housekeeping/groundskeeper has to pick up butts, $1 per butt will be charged. Evidence of smoking inside will result in a charge of $200 to deodorize the home. This policy is STRONGLY ENFORCED.

PET POLICY:
ABSOLUTELY no pets are allowed in this cabin. If you are found to have a pet on the premises you will then be charged $200 fee and be asked to leave the premises with no refund. This policy is STRONGLY ENFORCED.

CLEANING:
Rates include initial linen setup and cleaning service at the time of departure. There is no daily maid service. An initial set up of trash liners is provided- additional paper items beyond the initial supply will be the responsibility of the guest. For longer stays, trash pickup and a hot tub check will be performed on the fourth day of the stay if needed.

Maximum Number of Occupants:
The cabin is to be occupied by no more than the number designated per cabin at any time per fire marshall. House parties are not allowed. Any reservation obtained under false pretense will be subject to forfeiture and the party will not be permitted to check in. If found to have more people than occupancy in this cabin you will be asked to leave with no refund and/or you will be asked to pay $300 fine for breaking the contract and terms of your booking.

Left or Lost Items:
We are not responsible for any items left behind, lost, or stolen. If you realize you left something, call and we will see about shipping it to you.

TRAVEL INSURANCE:
We strongly recommend you purchase travel insurance to protect your vacation investment. It is up to you, as the purchaser, to read the policy to know the exact coverage and limitations of the policies.

INSECTS/BUGS:
The cabins/properties are on regular pest control with a local company. We do make every effort to provide a place free of insects/bugs. However, due to the location of the cabins, weather changes, door open/close, & other factors there are going to be insects/bugs that you might spot in the cabins/properties from time to time. Please take precautions to keep doors/windows closed as much as possible during your stay.

REFUNDS/MAINTENANCE:
We do everything possible to keep all equipment in good working order. However, it is impossible to guarantee that all appliances, hot tubs, TVs, fireplace, etc. will be in working order 100% of the time. We do guarantee to make every effort to correct all problems as soon as possible during normal business hours. Report all maintenance problems immediately. We must be made aware there is a problem in order to try to rectify it. Please limit these calls to normal business hours unless it is an emergency. We reserve the right to perform exterior and/or interior maintenance during your stay. If a service call is necessary, we will do our best to avoid any inconvenience to you. We do not offer any discounts, refunds, or credits for mechanical malfunctions.
GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises. These Policies and Procedures above are meant to protect you, our guests, and Policies and Procedures.

I have read and understand the above rules and regulations. By booking this property, I am agreeing to all terms and conditions in this document. I am at least 18 years old and I am responsible for any and all damages that occur to the property or its contents by me or any other member of my group while I am the registered occupant of the property. I accept full responsibility for damages, fees, or extra cleaning charges should they be found during or after my departure. I understand and consent to the use of the credit card provided without original signature on the charge slip, and that this credit card authorization cannot be revoked and will not terminate until 30 days after the leased premises are vacated.

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.
